Fairlawn Real Estate is a dynamic real estate firm that specializes in acquiring, renovating, developing and managing real estate projects in Central Illinois. The position offers an exciting opportunity to join a growth-oriented organization with a genuinely enjoyable work environment.

Based in Springfield, Illinois, the Fairlawn team member will be part of a Maintenance Team responsible for all maintenance and grounds activities of a 136 unit residential complex. The Fairlawn team member will report directly to the Property Manager and receive support as needed from Fairlawns corporate office in Champaign, IL.

Maintenance & Grounds Technician I Responsibilities include, but are not limited to:

  • Quickly diagnose maintenance issues and find solutions that ensure resident safety while balancing time sensitivity and cost
  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
  • Assist with maintenance and repair of mechanical, electrical, and other physical structures in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies
  • Paint structures, drywall and plaster, perform masonry work, and repair plumbing fixtures and woodwork
  • Uses hand and power tools while ensuring tools and equipment are maintained and repaired
  • Maintain and install electrical fixtures
  • Grounds work includes ensuring grounds are clean and free of any trash, emptying common area trash cans, cleaning the common areas of the buildings including interior and exterior hallways, cleaning the clubhouse and leasing office, supporting in-depth cleaning for apartment turns as needed
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
  • Maintain good rapport with current and prospective residents
  • Follow company policies with regards to gaining necessary approvals for any large maintenance tasks/expenditures
  • Complete maintenance requests in a timely manner and document time, expense and results
  • Regularly assess the property for safety and preventative maintenance opportunities
  • Maintain and secure a spare parts inventory of basic maintenance hand and power tools. Recommend purchase of maintenance tools, equipment and supplies as required
  • Comply with all OSHA regulations and any applicable laws regarding health, safety or environment
  • Assist higher-level technicians, while working under the close direction of the Maintenance Manager/Supervisor

Maintenance & Grounds Technician I Skills and Knowledge Requirements:

  • 0-2 years relevant general work experience
  • Possess a moderate understanding of general aspects of the job
  • Comfort using a variety of computer applications (e.g. Microsoft Office Suite)
  • Experience with property management software a plus but not required (e.g. Buildium, Yardi, Propertyware)
  • Certifications such as HVAC a plus but not required
  • Excellent verbal communication skills
  • Superior attention to detail, high energy and positive attitude
  • Ability to work independently and also to work closely with other team members
  • Ethical and professional conduct and integrity beyond reproach

Maintenance & Grounds Technician I Education Requirements:

  • High School diploma or GED

Maintenance & Grounds Technician I - Additional Requirements:

  • Valid drivers license and dependable vehicle.
  • Availability to be on call and assist in after-hours emergency situations
  • Availability to work longer hours and weekends during market turnover in July and August (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position, not limited to: ability to walk properties, ability to lift 80-100lbs on a regular basis
